1. About These Terms

These Terms of Service ("Terms") govern your use of lancemulu.com.au (the "Website") and any services purchased from Lance Mulu, trading as Lance Mulu Consulting, ABN 68 809 366 089, based in Sydney, New South Wales, Australia ("I", "me", or "my").

By accessing this Website, submitting an application, or purchasing a service, you agree to be bound by these Terms. If you do not agree, please do not use this Website or purchase any service.

These Terms should be read alongside my Privacy Policy, which forms part of the agreement between us.

2. Nature of Services

Lance Mulu Consulting offers the following paid and free services to Australian home buyers:

• Home Buyer Clarity Call — a private, 60-minute strategy session delivered via video call or telephone, providing educational guidance on the home buying process based on your individual situation.
• CLEAR Method Strategy Package — a multi-session engagement providing ongoing strategic guidance throughout the home buying process. Pricing and scope are agreed individually prior to commencement.
• Free resources — including the Home Buyer Readiness Quiz, property calculators, and educational content, provided at no charge.

3. Eligibility

Services are available to Australian residents aged 18 years and over. By purchasing a service, you confirm that you meet these eligibility requirements.

I reserve the right to decline any application or service request at my sole discretion, including where I determine the service is not appropriate for your situation. If an application is declined, any payment received will be refunded in full.

4. Educational Nature of Services — Important Disclaimer

This is the most important section of these Terms. Please read it carefully.

The services, content, and guidance provided through Lance Mulu Consulting are based on my past experience as a licensed mortgage broker and real estate agent in New Zealand. I am not currently licensed as a mortgage broker, credit representative, or real estate agent in Australia.

Accordingly, nothing I provide — whether through a paid session, free resource, written content, video, email, or any other format — constitutes:

• Financial product advice under the Corporations Act 2001 (Cth)
• Credit assistance under the National Consumer Credit Protection Act 2009 (Cth)
• Real estate agent services under any applicable state or territory legislation
• Legal advice of any kind
• A guarantee of any financial outcome or property result

All content and guidance is intended for educational and informational purposes only, to help you understand the home buying process and make more informed decisions. You should always engage appropriately licensed professionals — including a licensed mortgage broker, solicitor, conveyancer, and real estate agent — for formal advice specific to your situation.

5. Payment Terms

The following payment terms apply to paid services:

• Home Buyer Clarity Call ($197 AUD): Payment is required in full prior to booking. A booking link will be provided after payment is confirmed. The fee is inclusive of GST where applicable.
• CLEAR Method Strategy Package: Pricing, payment schedule, and scope are agreed in writing between us prior to commencement. No work commences until the agreed deposit or full payment is received.

All prices are quoted in Australian Dollars (AUD). Payment is processed through a secure third-party payment provider. I do not store your payment card details.

6. Cancellation and Rescheduling

I understand that circumstances change. The following policy applies to scheduled sessions:

• Rescheduling with more than 48 hours notice: You may reschedule your session at no charge by contacting me at at least 48 hours before the scheduled time.
• Rescheduling with less than 48 hours notice: I will make reasonable efforts to accommodate you, however I reserve the right to treat the session as having been delivered where reasonable notice was not provided.
• No-show (failure to attend without notice): The session will be forfeited and no refund will be issued.
• Cancellation by you: If you cancel more than 48 hours before a scheduled session and do not wish to reschedule, a full refund will be provided. Cancellations within 48 hours are not eligible for a refund, except where required by the Australian Consumer Law.
• Cancellation by me: In the unlikely event that I need to cancel a session, I will notify you as soon as practicable and offer a full rescheduling or refund at your choice.

7. Refund Policy

Subject to the cancellation terms above and your rights under the Australian Consumer Law:

• Refunds are available for sessions cancelled with more than 48 hours notice.
• Refunds are not available after a session has been delivered, on the basis that you did not find the content valuable. The educational nature of the service means outcomes are dependent on your individual circumstances and actions.
• If a service cannot be delivered due to circumstances on my end, a full refund will be provided.

Refund requests should be directed to . Approved refunds will be processed within 5–10 business days to the original payment method.

8. Australian Consumer Law

Nothing in these Terms excludes, restricts, or modifies any consumer guarantee, right, or remedy you have under the Australian Consumer Law (Schedule 2 of the Competition and Consumer Act 2010 (Cth)) or any other applicable law that cannot be excluded by agreement.

Where I am legally permitted to limit my liability for a failure to comply with a consumer guarantee, my liability is limited to re-supplying the service or paying the cost of having the service re-supplied.

9. Limitation of Liability

To the maximum extent permitted by law, Lance Mulu Consulting will not be liable for any loss or damage — including indirect, consequential, special, or incidental loss — arising from your use of this Website or any service, including but not limited to:

• Financial losses resulting from property or borrowing decisions made following a session
• Reliance on any content, tool, or calculator provided on this Website
• Any failure, delay, or interruption in the delivery of a service beyond my reasonable control
• Decisions made by third parties including lenders, real estate agents, or conveyancers

This limitation does not apply where loss or damage is caused by my fraud, wilful misconduct, or negligence, or where Australian Consumer Law prevents such limitation.

10. Intellectual Property

All content on this Website — including the CLEAR Buyer Method™ framework, written content, calculators, quiz, branding, and design — is owned by or licensed to Lance Mulu Consulting and is protected by Australian and international intellectual property laws.

You may not reproduce, distribute, republish, sell, or create derivative works from any content on this Website without my prior written consent. Personal, non-commercial use for the purpose of home buying research is permitted.

The CLEAR Buyer Method™ is a proprietary framework developed by Lance Mulu Consulting. Unauthorised commercial use of this name or framework is prohibited.

11. Confidentiality

Information you share during a paid session is treated as confidential. I will not disclose your personal situation, financial details, or session content to any third party except:

• Where you have given your explicit consent
• Where required by law or a court order
• In anonymised, non-identifiable form for the purpose of creating educational content

Similarly, any materials, frameworks, or proprietary content I share with you during a session are for your personal use only and are not to be distributed or shared commercially.

12. Website Use and Conduct

When using this Website, you agree not to:

• Use the Website for any unlawful purpose or in a way that violates these Terms
• Attempt to gain unauthorised access to any part of the Website or its systems
• Transmit any harmful, offensive, or misleading content through any form or communication channel on this Website
• Misrepresent your identity or eligibility when submitting an application
• Reproduce or commercialise any content, tool, or framework from this Website without permission

13. Changes to These Terms

I may update these Terms from time to time to reflect changes in my services, applicable law, or business practices. Any changes will be posted on this page with an updated date. Your continued use of this Website or purchase of services after any change constitutes acceptance of the updated Terms.

For paid services already in progress at the time of a change, the Terms that applied at the time of purchase will continue to govern that engagement unless we agree otherwise in writing.

These Terms are governed by the laws of New South Wales, Australia. Any dispute arising from these Terms or the use of this Website will be subject to the exclusive jurisdiction of the courts of New South Wales, unless you are a consumer and applicable law provides otherwise.
